475 On-Site: EcoFuture and Fine Finishes in the Catskills
475 Live (back in December) at a Catskills project in Hobart, NY. Corey Murphy, New York State's 475 Product Consultant, joins a Fine Finishes Custom Builders (www.finefinishesny.com/) and Ecofuture collaboration, incorporating both a Retrofit and New Builds. This design incorporates ProClima membranes, tapes, and adhesives on the interior and exterior to create a durable, resilient, and tolerant assembly. With a vapor-open exterior (ADHERO), and a vapor-variable interior (INTELLO), we seek to ensure that the assemblies keep vapor out without impeding their ability to dry. Join 475 for a look at the craftsmanship, attention to detail, and materials, from the windows to the walls, and experience the excellent work of a great design/build team.

    Why does the sill need membrane when the window has its own flashings and sill stopping water getting in? Plus the cladding. I don’t see why it’s necessary.

      We recommend turning the WRB in to the rough opening to allow an interior airsealing tape connection from the WRB to the window frame. The only job of the black exterior tape here (EXTOSEAL ENCORS) is to waterproof, while the interior window taping is used to airseal.

    2:45 "...the sun hitting this concrete floor..." How thick is the concrete floor? What layers are underneath it to prevent moisture to be sucked up into the concrete by capillary forces? Whar sort of French drain have you digged around the house? Thanks!

    • @475.SUPPLY
      @475.SUPPLY 24 дні тому

      It's not the thickness of the concrete that produces that effect, it's the airtightness and continuous insulation of the envelope. Moisture is prevented thanks to a sub-slab vapor barrier (Stego). And details can all be found in the 475 Smart Enclosure ebook series, used as the basis for this project: 475.supply/pages/smart-enclosure-introduction

      Quality does not always have to be overly costly. They did several smart things in this project to save money that most would waste: 1) It's not huge. They're not short on space, but the square footage is smaller than a typical custom build in this region. 2) simple design - count the corners on your design. More corners = more money. Simplicity is easier to achieve and saves on material. 3) Cellulose insulation - in most places cellulose is the most affordable insulation available. We think it's worth it to have a high quality project that is a bit smaller and simpler than the rest. As Benjamin Franklin put it: “The bitterness of poor quality remains long after the sweetness of low price is forgotten.”

    If your doing this work in order to mitigate the "Climate Crisis", the you can stop working immediately, as there is No Climate Crisis. Climate Change is based upon Karl Mark THEORY of Metabolic Rift, which has been proven to be false assumption, many times over. If however your working on ways to improve the cost and longevity of housing, then be honest enough in your presentation to indicate, such means of Air Tightness, bring with them the complications associated with supply of fresh air into the structure. Basically your attempting to build a submarine, with the efforts of air and water tightness, so how do humans, plants, animals, within that space obtain oxygen to breath?

    Pro clima makes super stuff, and I've used it, but I dearly wish I could get my hands on some Super Jumbo Tex in Germany. I just love it and it feels to me, so much better to live with relatively earthy paper/tar, than in a plastic wrapped box. Just so unnatural, that stuff. :P Who will smuggle some SJT over for me? :)

    What is the minimum distance between te batten on a angled surface?

    • @475.SUPPLY
      @475.SUPPLY 3 місяці тому

      There isn't a designated min or max distance between battens, because they are not structural (in most cases). Typically it should be a balance between the needs of supporting any insulation that is planned for the service cavity, the needs of supporting the drywall (or other finishes), and the need to support dense pack insulation (if that is being used).

    Right from the beginning I’m going to have to disagree with building an airtight addition on an existing home unless you’re able to talk the homeowner into installing an ERV. I’ve already seen the problems this causes in the form of condensation on windows and mold growth because someone has built an airtight master bedroom/bathroom addition and no ventilation besides a bath fan.

    • @paulgaras2606
      @paulgaras2606 Місяць тому

      I think you’ve identified a problem without an accurate assessment of the root cause. Mold growth and condensation wont usually be resolved with an ERV (unless perhaps you’re in Arizona). High dew points require a dehumidifier, not more ventilation alone.

    Hi in the video, it shows you first stapling the intello down to the plywood floor on 3” intervals. Then later on when it shows the application of the contega that floor isn’t stapled? Do we staple and use contega in the flap in front of the staples? Why is this junction not sealed with the tape? Thanks!

    • @475.SUPPLY
      @475.SUPPLY 5 місяців тому

      Using TESCON VANA to connect to the plywood floor is also possible. Make sure the floor is clean (no dust, etc). In our experience it is a easier to use CONTEGA HF to make the loop in the membrane to allow for movement/expansion/contraction of wood structures without compromsing the airseal. But if you feel taping is easier, that works well too. Stapling membrane to the floor is not needed, but we see where you might think the 3d rendering showed that.

    How do you stop condensation inside the wall cavity

    • @475.SUPPLY
      @475.SUPPLY 6 місяців тому

      The building science used in this project follows the 475.Supply philosophy: airtight + vapor open. The materials used do not stop condensation - they encourage drying. Also, wrapping both sides of the wall in airtightness reduces the amount of condensation that is possible, because moisture is carried by air. Check out our 'Intro to Airtight Construction Methods' video to get the full deep dive: ua-cam.com/video/bj4_VTlapoA/v-deo.html

    Very Interesting! Is the Solotex just draped across the trusses without any continuous support? What holds the insulation up there between the trusses?

    • @475.SUPPLY
      @475.SUPPLY 6 місяців тому

      In this example, there are some trusses between beams that hold the insulation up, but because it's Rockwool, it's rigid and self-supporting enough that it does not require much support to stand. They also ensure insulation was friction-fit as best as possible. Solitex Mento Plus does not require any sheathing or support due to the reinforcement layer in the product. This is why this WRB is the basis for our "Sheathingless" assembly method. You can find more about Sheathingless assemblies and Solitex Mento Plus on our website, just search for either there: 475.supply

    Nice. Job …. I like the style…. I built SIP panel. Homes a few years ago.. I really enjoyed the way they went together . The panels we used Were 8 inches thick ,8 feet wide,20 feet long… R value was very high …. And the panels snapped together very easily.. used them for the floor / roof / walls .. was. Really easy to put in ..Door ways / windows / inner walls …. Sound protection and heating was far above expectations…. Solid and easy to install and clean.. drywall was a snap ,no studs to look for … renovations done later were very easy to adjust and the speed when putting it together was a third of the time it took to build anything else…. Which was a cost savings investment… Check it out if you plan on any additional projects on your property …. Have a. Fun. Day. !!

    Interesting, but I have a few questions, like what was the final cost of this build? What are the high and low temperatures of the seasons in your area? Why is that deck so small? Why are there no solar panels on the roof? Is there a grey water catch system? What kind of waste water / septic system did you install? What kind of HVAC did you install? Do you have grid utilities like water and sewer? What other echo-friendly, non-conventional practices or products were used for things like finishes, fixtures, and materials? Being the farmhouse of the future, I would think that a lot more of these questions would be answered. I'm not trying to discredit your video, but that's a bold claim, considering that there are so many new systems, materials, and practices that are cutting edge. Thank you for sharing you video. Overall, it helps to raise awareness that there are better ways to build, when embarking on a lifetime investment in your family home. Cheers.

    This is awesome! Except for some of the layout, the ideas of what we're looking to build later is quite similar. It's always nice to see more supporting evidence that if done right, even just using similar principles, one can build a fantastic house without even needing to break the bank. Seeing more of this kind of thing just reminds me how much I hate cookie cutter, production built homes that just aren't that good, and yet you're paying for it because that's what they can charge.
